We are licensed and certified through the Virginia Department of Health and the Virginia Alcohol Control Board (ABC). We can offer small catered events which comply with our licensing. Please call us to inquire about hosting events and luncheons. *We are inspected as a bed & breakfast annually by the Virginia Department of Health, but we do not have the same requirements as a licensed Virginia restaurant.
The Beverley Suite is pet-friendly as it has direct access to the fenced back yard. There is a standard pet fee. Please note that we have a 8-pound Maltipoo named Frankie on premises, but mainly kept in the owner's living quarters.
We accept PayPal and all major credit cards through Stripe credit card services. Prices are subject to Virginia State Tax and Roanoke City Lodging Tax of 6% and 8%, respectively. We accept StayVa gift certificates, as we are a member of the Virginia Bed & Breakfast Association. We do NOT accept BnBFinder.com Gift Certificates or Cards.
The Beverley has a small kitchenette with a refrigerator. If you travel with perishable food, consider booking the Beverley. There are no refrigerators in Raven's Roost or Reed's Room. There is a small refrigerator in the outdoor kitchen for guest use. There is no freezer space for guests in Raven's Roost or Reed's Room. The owner will provide disposable ice packs for guests, if possible.
We are a small B&B, so cancellations affect us dramatically. When we guarantee an accommodation we enter into a contract and lose the opportunity to reserve the room for others who wish to stay with us. Notice given 14 days (or more) prior to a room reservation will receive a full refund less 6% of the total transaction to cover the credit card handling fees for each room cancelled. Cancellations within the 14-day period will incur a loss of full payment. Last minute cancellations or changes (within 14 days of the reservation) will be responsible for the entire reserved stay. We will try our best to re-rent and will prorate refunds accordingly. Regretfully, we cannot grant refunds for early departures or late arrivals or inclement weather (Roanoke is quite responsive to snow events and we are within walking distance of most transit; therefore, we are never closed due to inclement weather). As we have no control over weather, extended family situations, guest illnesses, airline delays or flight cancellations, etc., our cancellation policies apply equally under those circumstances. For this reason we recommend purchasing trip insurance for your peace of mind. Travel insurance for a minimal fee is available at iTravelInsured.
We happily host guests for area weddings and events for an additional fee of $200 per hour. A Shower or Tea Party, for instance, must be completed during the reserved stay. However, only registered guests are allowed in rooms. For example, if you reserve both rooms for Saturday night, a Shower may take place after the 3 p.m. check-in time. If you would like to host an event prior to 3 p.m., a 2-night stay is required. For group reservations the entire balance is due at the time of the reservation. We do not rent out our entire home for unsupervised group events, due to zoning restrictions. The Innkeeper is onsite at all times. These events are non-refundable.
Between 4:00PM and 9:00PM only, unless the Early Check-In Fee is collected at the time of reservation. Payment of the Early Check-In fee allows for 3:00PM Check In. Late Check-In: If you know you will be arriving after 9 p.m., please pay the Late Check-In Fee of $50 at the time of booking. If you arrive after 9 p.m., you will be charged the Fee upon arrival.
Anytime before 11AM. Check outs after 11 a.m. will incur a $50 late check out fee. The complementary breakfast is optional for guests each day of their stay. If you choose not to partake in the breakfast (served at 8 a.m. each morning), please notify the Innkeeper so it is not prepared for you.
Due to Fire Safety Code, Raven's Roost and Reed's Room are intended for 2 persons only. The Family Suite allows for a maximum of 4 guests.
Twelve and over only. We offer a peaceful retreat for all of our guests. We have been honored to host many wonderful kids here. However, we do ask all parents to thoughtfully evaluate their children’s personal supervisory needs before considering this inn. It is not child-proofed for their safety and we are located in an urban setting. While Roanoke is not a huge metropolis, we are a city.
Registered Guests Only
Due to the intimacy of the inn and overall security, only Registered Guests are allowed in our home unless prior permission has been obtained. Our front door is locked at all times. All windows must remain closed and locked. If you enjoy open-window sleeping, please choose other accommodations. Only registered guests are allowed in guest rooms.
No Smoking or Candles
All rooms are non-smoking (of any kind) in ordinance with Virginia State law. Smoking is permitted only in outside areas 25 feet from any building per Virginia State law, a $500 charge will be charged to your card on file for smoking of any sort in our rooms or on porches. Due to fire and insurance codes the burning of candles or incense is also prohibited for the safety of all.
No Facial or Body Bleaching/Tanning Products
We use upscale coordinating colored sheets in our rooms that will be damaged by products that contain bleaching/tanning agents. Please do not use while staying with us. Bleached or damaged sheets, pillowcases or towels will result in a charge for the replacement of the entire set.
Our street parking offers limited parking; however, there is plenty of offstreet parking in the rear of the home. If you plan to drive more than one vehicle, please notify us ahead of time.
