POLICIES:

We are licensed and certified through the Virginia Department of Health. We can offer small catered events which comply with our licensing. Please call us to inquire about hosting events and luncheons.  *We are inspected as a bed & breakfast annually by the Virginia Department of Health, but we do not have the same requirements as a licensed Virginia restaurant. 

Pets

The Garden Suite is pet-friendly as it has direct access to the fenced back yard. Non-shedding breed dogs that do not drool and are less than 50 pounds only. There is a standard pet fee. Please contact us to discuss your visit with Fido. Guests are responsible for picking up after pets as well as any damage and/or loss of revenue as a result of an incident with your pet.

Payment

We accept all major credit cards or the payment method of your choice accepted by Paypal. We are subject to Virginia State Tax and Roanoke City Lodging Tax of 6% and 8%, respectively.  We are a member of the Virginia Bed & Breakfast Association. We do NOT accept BnBFinder.com Gift Certificates or Cards. 

Food & Food Storage

You are welcome to have food delivered to the Roanoke Boutique Hotel. If staying on the second floor, we request that you eat your meal at a table on the main floor. We are happy to supply you with plates, silverware, and napkins.

The Garden Suite has a small kitchenette with a refrigerator. If you travel with perishable food, consider booking the Garden Suite. There are no refrigerators or freezer space in the Hydrangea or Peony Rooms. There is a small refrigerator in the outdoor kitchen for guest use. Freezer space is not guaranteed. The owner will provide disposable ice packs for guests, if possible.

Cancellations

We are a small B&B, so cancellations affect us dramatically. When we guarantee an accommodation, we enter into a contract and lose the opportunity to reserve the room for others who wish to stay with us. Notice given 14 days (or more) prior to a room reservation will receive a full refund less the credit card processing fee of up to 6% of the total transaction to cover the fees for each room cancelled. Cancellations within the 14-day period will incur a loss of full payment.  Last minute cancellations or changes (within 14 days of the reservation) will be responsible for the entire reserved stay. Regretfully, we cannot grant refunds for early departures or late arrivals or inclement weather (Roanoke is quite responsive to snow events and we are within walking distance of most transit; therefore, we are never closed due to inclement weather). As we have no control over weather, family situations, pet issues, illnesses, airline delays or flight cancellations, etc., our cancellation policies apply equally under those circumstances. For this reason we recommend purchasing trip insurance for your peace of mind.  For "whole-house" reservations or local special event dates as determined by the RBH, the required notice for refund with no penalty is extended to 30 days. All refunds must be requested directly via email or by phone.

Event Reservations

We happily host guests for area weddings and events for an additional fee of $200 per hour. A Shower or Tea Party, for example, must be completed during the reserved stay. If you reserve the whole house for 1 night, an event may take place inside that day after the 3 p.m. early check-in time (if available). If you would like to host an event prior to 3 p.m., a 2-night stay is required. Required room reservations will vary depending on the event. An outdoor only event may only require booking the Garden Suite. A local club event may be held mid-day (between noon & 3 p.m.) without a room reservation. For event reservations, 50% of the event fee (as a non-refundable deposit) as well as the room booking is due at the time of the reservation. We do not rent out our entire home for unsupervised group events, due to zoning restrictions. The Innkeeper is onsite at all times.

Check In

Between 4:00PM and 9:00PM only, unless an early check-in is approved in advance. Same day requests for early check-in will not be considered. Please arrive no later than 10 p.m. to be courteous of other guests.

Check Out

Anytime before 11AM. Check outs after 11 a.m. will incur a $50 late check out fee. All guests must be checked out of their room by noon on the day of departure.

Breakfast

Complimentary breakfast is served each day and guests have the option of a continental-style breakfast starting at 7:30 am or a slightly later, traditional sit-down option with a choice of entree (to be ordered the night before). Coffee service will begin at 7 am. If you choose not to partake in breakfast, please notify the Innkeeper. 

Maximum Occupancy

Due to Fire Safety Code, the Hydrangea and Peony Rooms are intended for 2 persons only. The Garden Suite allows for a maximum of 4 guests.

Children

Twelve and over (12+) only. We offer a peaceful retreat for all of our guests. We have been honored to host many wonderful kids here. However, we do ask all parents to thoughtfully evaluate their children’s personal supervisory needs before considering this inn.  It is not child-proofed for their safety and we are located in an urban setting.  While Roanoke is not a huge metropolis, we are a city. Please include all guests in the adult guest count when reserving your room.


Registered Guests Only

Due to the intimacy of the inn and overall security, only Registered Guests are allowed in our home unless prior permission has been obtained. Our front door is locked at all times. All windows must remain closed and locked. If you enjoy open-window sleeping, please choose other accommodations. Only registered guests are allowed in guest rooms

No Smoking or Candles

All rooms are non-smoking (of any kind) in ordinance with Virginia State law. Smoking is permitted only in outside areas 25 feet from any building per Virginia State law, a $500 charge will be charged to your card on file for smoking of any sort in our rooms or on porches. Due to fire and insurance codes the burning of candles or incense is also prohibited for the safety of all.

No Facial or Body Bleaching/Dye/Tanning Products including those that contain Benzoyl Peroxide

We use upscale coordinating-colored sheets and towels in our rooms that will be damaged by products that contain bleaching/tanning agents.  Please do not use while staying with us.  Bleached or damaged sheets, pillowcases or towels will result in a charge for the replacement of the entire set.

Parking

There is limited street parking. However, there is plenty of off-street parking in the rear of the home. If you plan to drive more than one vehicle, please notify us ahead of time.

UBER/LYft

We are located within easy walking distance to Downtown, but there are many great restaurants in the surrounding neighborhoods. An Uber/Lyft is usually about $10 to get to any neighborhood center around town or $15 to Salem. ***Getting an Uber/Lyft from the airport can be expensive if you use the App instantly upon arrival (with everyone else on your flight).  Stop at the bar in the airport, relax for about 20 minutes and prices will drop back down to about $15. 

Rates

All rates are subject to change without notice. Rates are only guaranteed for paid reservations. You will forfeit the value of a coupon if coupon terms have not been met.
